Following the recent acquisition of 3 St Paul’s Place, Lambert Smith Hampton (LSH) and Knight Frank have been appointed by Ekistics Property Advisors and their asset manager Till AM to oversee the letting of its remaining space as one of Sheffield’s most prominent office buildings.

Situated in Sheffield’s prime office district, the 76,500 sq ft Grade A office building is located in close proximity to the £500 million Heart of the City II regeneration. It boasts strong sustainability credentials, with a BREEAM ‘Excellent’ rating, an EPC rating of B, and connectivity to the district heating network.

The building is almost fully let, with occupiers including Freeths, Handelsbanken, BDP, TES Global, and Arup over ground to ninth floors. The part first floor suite of 4,878 sq ft is currently available and will be offered in a furnished and fully fitted state so the incoming tenant has a minimal capital expenditure.

Matt Procter, Senior Surveyor at Lambert Smith Hampton, commented: "3 St Paul’s Place is one of Sheffield’s standout office buildings and we are excited to bring this opportunity to the market. The first-floor fit-out will offer one of Sheffield’s few fully fitted options, as a high-quality, ready-to-go option for businesses looking for flexibility and convenience. With more improvements planned throughout 2025, it’s a significant moment for the building and the city’s office market.”

Peter Whiteley, Partner at Knight Frank, added: “A superb opportunity for prime central office space within the Heart of the City.  3 St Pauls Place is accessible to the Rail, Bus and Supertram transport modes.  A short walk to the Peace Gardens/Winter Gardens and The Moor and Fargate retail zones.  All in all a great location for your business.”

The appointment comes as Sheffield’s office market continues to attract investment, driven by major regeneration schemes and increasing demand for best-in-class workspace.
