Lambert Smith Hampton (LSH) has successfully facilitated the investment sale of Metro Inns Hotel in Walsall; a 1.49-acre freehold purpose-built hotel site with 96 en-suite rooms.
The property attracted significant interest from both regional and national buyers, receiving strong levels of competitive bidding. While the site has a short lease, it has potential for a variety of uses, including continuation as a hotel, accommodation for temporary housing and redevelopment for residential purposes. Offers surpassed the quoting terms, culminating in an unconditional offer that far exceeded the expected amount. The property was acquired by SEP Properties Ltd.
Boasting excellent connectivity and a proactive position for inward investment, Walsall has recently attracted over £400m of investment in the area, highlighting its growing appeal for commercial and residential development, synergising with the hotel's versatility and market interest.
Adam Ramshaw, Executive Director at Lambert Smith Hampton, commented:
“Through a transparent marketing campaign, we achieved maximum value for our client. With its potential for various uses, the property attracted strong local interest, resulting in multiple offers and an unconditional sale that far exceeded expectations. It was a pleasure to work with the buyer, Engrez Sanghera of SEP Properties Ltd, who emerged as the preferred purchaser.”
Plans have been drawn for a multi-million pound regeneration of the property.
