Plans for a multi-million-pound development of industrial and warehouse space in Telford - bringing jobs and investment to the region - have taken a step closer to becoming reality.
The Homes and Communities Agency (HCA) has submitted a planning application to Telford & Wrekin Council to build either one 640,000 sq ft warehouse unit, or two units of around 300,000 sq ft each, at the Telford 54 site.
Lambert Smith Hampton (LSH) is acting on behalf of the HCA, with joint agents Bulleys.
Major development to bring hundreds of jobs to the region
Matthew Tilt, Associate Director in the Industrial and Logistics team at LSH in Birmingham, said the proposed development is collaboration between the landowner HCA and Telford & Wrekin Council.
“Known as Titan 640, this promises to be a major development for the West Midlands, bringing potentially hundreds of jobs and huge investment to the region.
“The Homes and Communities Agency and Telford & Wrekin Council have joined forces to produce plans for either a single unit or two units that have the potential to attract major occupiers to what is a buoyant area.
“It is well documented that there is a national shortage of high quality industrial accommodation with excellent access to major motorways. Titan 640 delivers everything a major occupier requires from a logistics point of view in order to operate a successful business.”
Nick Bird, Area Manager for the HCA, Midlands, said: “The HCA work closely with Telford Council Estates and Investment Team to ensure that our considerable land portfolio is managed and developed to help fulfill local housing need and economic development goals. With ‘Titan’ we have an opportunity to bring to the market, this year, a build-ready site for large footprint development, complementing the run of land sales and development that is underway on the smaller plots at T54 business park.”
Telford 54
Telford 54 is a prominently located 78-acre site in an attractive landscaped setting close to Stafford Park, one of Telford’s major industrial estates. The site lies adjacent to the A464 only 0.85 miles from Junction 4 of the M54 motorway, linking to the M6, and 1.7 miles from Central Telford, which is undergoing a £250 million pound reinvestment as part of the Southwater Programme.
The site is allocated as a Committed Employment Site within the Wrekin Local Plan and is considered suitable for industrial, warehouse, and research & development uses within Classes B1 (b and c), B2 and B8.
The Council planning committee is expected to consider the planning application in early autumn.
