We were appointed by the Driving Standards Agency (DSA) as Project Managers and Contract Administrators on the £4.5 million fit-out of its new headquarters, The Axis in Nottingham, following the successful search and acquisition of the premises by our Office Agency team.
The project comprised 55,000 sq ft of office space, including a ground floor reception and office floors on levels three and four.
A former Co-op department store, the building has been gutted and developed into a six storey mixed-use building including apartments, shops, restaurants, casino and offices.
Collaborative working during 22 month project
We worked closely with the client representatives to put together a full design team and client working group. Grant Thorp Ltd, Warwick-based interior and workplace design consultants, worked with architects Marchini Curran Associates, Waterman Building Services alongside our team on the 22 month project to strip and fit-out the offices for the DSA.
Overcoming project difficulties through specialist advice
At various stages throughout this project, significant problems were encountered due to the high occupancy levels required in what was limited office space. These problems were overcome through the engagement of specialist fire safety engineers, our research department and specialist workplace designers.
Skilfull project management ensures timely completion
We liaised regularly with client representatives to ensure they were aware of information required and key timescales and milestones. Our experience in project management meant the project was skilfully managed throughout the duration of the scheme and as a result completed on time.
Significant client benefits and cost savings achieved
By relocating to one open plan office facility, the DSA believes that it has become 'cost-neutral'. This has been achieved by implementation of an intelligent proactive FM strategy, reducing costs - which are now lower than previously planned budgets - over the 15 year minimum life cycle of the facility. The designs include environmentally friendly systems such as movement sensor controlled lighting, daylight sensors for perimeter lighting and fully air conditioned office space, compliant with current standards and their associated reduced running costs.
The client team is now fully aware of the requirements associated with projects of this scale and are looking to utilise this experience on future schemes where they are looking to significantly improve their office facilities in other regions.
