Enodis Group Ltd instructed us to dispose of three development plots at Banner Park, Coventry following our successful disposal of three speculatively developed warehouse units constructed on phase 1.
Maximising value in strict timescales
Enodis had strict time limits within which it needed to achieve a disposal of plot 12 to fit in with its financial year end (December 2010).
Enodis required a high profile marketing campaign in order to maximise the financial receipt from the sale.
Plot sold to owner occupier for £225,000
Plot 10 comprises a cleared development site extending to approximately 1.57 acres. An outline consent for the development of a B1(a) office building was secured for the client.
In late 2009 a sale of plot 10 was agreed to Expert Tooling & Automation for £225,000 who intended to build a new warehouse facility on the site.
Plot sold to Taylor Wimpey for £1,685,000
Plot 11 is located to the rear of Banner Park, adjacent to existing residential developments to the north and south. The site comprises a freehold plot extending to approximately 4.98 acres (gross) providing a 3.57 acre development plot with outline planning consent for 41 dwellings plus land designated for open space.
In November 2010 a sale of plot 11 was agreed to Taylor Wimpey at £1,685,000.
Plot sold to care home provider
Plot 12 is located at the front of Banner Park, with a frontage to Banner Lane. The site comprises 1.7 acres and has the benefit of an outline planning consent for a 37,394 sq ft nursing home.
In December 2010 a sale of Plot 12 was agreed to the Restful Homes Group for £783,333.
