Improvised ESG at 10 Templeback prompts expansion of existing tenant

Landmark Bristol office building undergoes major refurbishment to enhance facilities and sustainability features.

The 4th floor and common parts of 10 Templeback, a landmark office building in the core of Bristol City Centre, has undergone a major refurbishment to enhance the space and improve facilities for tenants and visitors alike. The building adjoins the floating harbour and is in close proximity to the city’s key transport links and within a 5 minute walk of Bristol Temple Meads Train Station. 10 Templeback benefits from an abundance of excellent food and beverage options in Finzels Reach and along Victoria Street and is a short walk from Castle Park and Cabot Circus.

The 4th floor became vacant last year and has been fully refurbished, including new air conditioning, metal tile ceilings, LED lighting and redecoration throughout. Gas has also been removed from the floor which has helped to achieve an EPC A rating. The office space has been designed to offer a contemporary workplace; the large, open plan accommodation delivers an efficient working environment capable of meeting modern occupiers needs and benefits from water fronting balconies.

As well as improvements to the suite, the reception is now being refurbished to provide a better arrival experience and break out area for the building. The space has been designed to make the most of the vast area and consideration has been given to the buildings history as an electric power station for the city. Furthermore, new shower facilities are being installed in the basement to enrich ESG at the building.

Bishop Fleming have been tenants on the 5th floor since 2020 and having stated at that time the building would “provide a cutting-edge working environment”, they feel that the recent improvements mean the building still offers this and they have now expanded into a further 6,057sq ft on the refurbished 4th floor. They have taken a 10 year lease at £41psf and have also agreed to extend their current lease in line with the new lease.
