£6 million sale at Cheadle Royal Business Park

Lambert Smith Hampton (LSH), acting on behalf of PriceWaterhouseCoopers, has completed the sale of Independent House on Cheadle Royal Business Park, South Manchester. The three storey building, comprising 34,300 sq ft, has been acquired by Wilmslow-based luxury holiday operator Carrier Ltd for just over £6 million. Jeremy Hobson of Dunlop Haywards acted for Carrier.

Independent House commands the most prominent position on the park, fronting the A34, giving easy access to the M60 orbital, the M56 and Manchester Airport as well as Manchester city centre.

Carrier, who will occupy 12,000 sq ft on the second floor, have already placed a contract for a major refurbishment of the building.  The surplus space, ranging from 5,000 to 22,000 sq ft, will be available on short term leases from December this year. 

Ian Pollitt of Carrier Ltd said: “After an extremely happy and fruitful five years based in Wilmslow, our forthcoming re-location to Independent House is an exciting and necessary progression to make.  With the continual expansion of our business and our product portfolio, it was essential for us to find larger premises that will enable us to double our current capacity. 

“Our move to Cheadle Royal is a strong financial investment for Carrier and will not only offer an improved working environment for our staff but will also impact the local community and surrounding areas with future employment opportunities as we continue to grow.”

Peter Skelton, head of Lambert Smith Hampton (LSH) in Manchester, added: “This deal may prove to be the most significant sale of 2005 for South Manchester. We believe it to be one of the three largest Grade A disposals in South Manchester so far this year - the other two being Astro Zeneca at Tytherington Business Park and Wienerberger also at Cheadle Royal three months ago."

"LSH were agents on those two transactions as well. In addition to its enviable position, Cheadle Royal also has excellent amenities for occupiers including John Lewis, Sainsbury’s, TGI Friday’s and the David Lloyd Racquet & Fitness Club.
